Mortgage rates on Friday fell below 6% for the first time in years, after President Donald Trump ordered his "representatives" to begin buying $200 billion worth of mortgage bonds, his latest push to lower costs for Americans grappling with the high cost of living.

The average interest rate for a 30-year fixed residential mortgage hit 5.99% on Friday morning, down from 6.21% on Thursday, according to data provider Mortgage News Daily. That's the lowest the 30-year average rate has been since February 2023.

As of Friday, rates for the average 30-year mortgage have now fallen more than 1% in the past year.

Interest rates for a 15-year fixed rate mortgage also dropped significantly on Friday, falling to 5.55%.

Mortgage rates typically rise and fall very slowly, by just tenths or even hundredths of a percent per day. So the latest moves are well out of the ordinary.

The sharp drops came after Trump wrote on Truth Social Thursday that he was "instructing my Representatives to BUY $200 BILLION DOLLARS IN MORTGAGE BONDS."

"This will drive Mortgage Rates DOWN, monthly payments DOWN, and make the cost of owning a home more affordable," Trump said in the post.

Federal Housing Finance Authority chief Bill Pulte later said in his own social media post that "Fannie [Mae] and Freddie [Mac] are the entities that will do the purchases."

Indeed, Trump's announcement alone brought rates down immediately. Pulte told reporters at the White House on Friday that he had already begun to execute on Trump's instructions. "We put in a $3 billion buy already," he said.

In recent months, Fannie Mae and Freddie Mac have bought tens of billions of dollars' worth of mortgage bonds. As of their most recent public filings, the two entities have combined holdings of mortgage securities worth more than $230 billion.

If Fannie and Freddie were to buy another $200 billion in bonds, it would nearly double their holdings.

Rates move down because Fannie and Freddie buy the bonds from lenders, which then have more money to lend to homebuyers. With an increase in the supply of money to lend and demand relatively steady, interest rates, the price of mortgages, tend to fall.

Trump's announcement was the latest push by his administration to combat an affordability crisis gripping consumers at the start of an election year.

The administration has also rolled back some tariffs and fuel efficiency standards for passenger vehicles, moves aimed at lowering everyday costs for Americans.

Analysts at UBS on Friday wrote in a client note that they believe Trump's bond buying plan could help push 30-year fixed mortgage rates down more than a fifth of a percent.

"This decline may provide a boost to both new construction demand and existing home turnover," the UBS analysts wrote.

But Trump's bond buying plan may not be a silver bullet.

The average interest rate of U.S. residential mortgages currently outstanding is a steady 4.4% — well below the average rate for a new mortgage.

This means the impact of Trump's plan on homeowners who are reluctant to sell their homes because they have low mortgage rates could be limited.

"Similar to our view on President Trump's post regarding a ban on institutional investors buying homes, we do not believe this initiative will have any significant impact on the housing market," JPMorgan Chase homebuilding analysts said on Friday.

"$200 billion of mortgages accounts for only roughly 1.4% of the approximately $14.5 trillion mortgage market," they wrote.

Kendall Jenner is fully aware that there are people out there who think she's a lesbian.

"What really bothers me is how mean people are about it," Jenner said when asked about the rumors on Friday's episode of the *In Your Dreams With Owen Thiele* podcast. "It's not with a welcoming arm of like, 'Hey, if you were, yes, come join.' It's not kind. It's like very mean. It's very like, 'What the f--- are you doing?'"

The model and star of *The Kardashians*, 30, then said she isn't gay but that, if she were, she wouldn't feel the need to hide it.

"Totally, and I'm not saying it's an easy thing. I'm just saying that knowing me and knowing how I would want to live my life, I'd have no problem being that," Jenner reiterated. "And I think that there's this whole narrative that I'm hiding this thing, and I'm like, you know, I've seen like really f---ed up things. They're like, 'It's bad for business,' and I'm like, 'What?'"

MEXICO CITY, Jan 9 (Reuters) - Mexico's President Claudia Sheinbaum said on Friday she has tasked her foreign minister with strengthening coordination with the United ​States, after President Donald Trump threatened land strikes on drug cartels, ‌which he said were running Mexico.

"Yesterday, I asked Foreign Minister Juan Ramon de la Fuente to make ‌direct contact with the (U.S.) Secretary of State and, if necessary, speak with President Trump to strengthen coordination," Sheinbaum said during her morning press conference.

Trump's remarks to Fox News on Thursday marked the latest in a series of escalating threats to deploy U.S. military ⁠force against drug cartels within ‌Mexican territory, a move Mexico considers a red line. Trump's threats gained new force after U.S. forces attacked Venezuela last weekend and ‍captured its president, Nicolas Maduro.

"We've knocked out 97% of the drugs coming in by water, and we are going to start now hitting land with regard to the cartels," Trump told ​Fox News host Sean Hannity on Thursday. "The cartels are running Mexico — it's ‌very, very sad to watch and see what's happened to that country."

Sheinbaum has repeatedly warned that any unilateral military action by the U.S. in Mexico would constitute a grave violation of the nation's sovereignty. At the same time, she has doubled down on bilateral security cooperation with the U.S. to avoid Mexico being in Trump's ⁠crosshairs.

On Thursday, she touted preliminary data that showed ​homicides have fallen by 40% since she took office ​in October 2024. She has also sought to placate Washington with two mass expulsions to the U.S. of alleged high-level cartel operatives ‍and by undertaking a ⁠year-long military offensive against the Sinaloa Cartel.

Security analysts and Mexican officials say behind the scenes, Sheinbaum is likely to move even closer to Washington after ⁠the U.S. attack on Venezuela, hoping that increasingly tight bilateral security cooperation will stave off unilateral ‌U.S. military action.

The Night Manager was never the most tightly plotted or politically profound spy thriller. It didn't even turn out to be the best John le Carré adaptation to air on AMC in the 2010s. (That was Park Chan-wook's The Little Drummer Girl.) What it really had going for it, in case you've forgotten in the decade since it debuted as a miniseries, was an ideal cast playing multilayered characters in a glamorous, globe-traversing epic directed by the accomplished filmmaker Susanne Bier, who won an Emmy for the achievement. Tom Hiddleston starred as a dashing military vet turned hotel night manager recruited by British intelligence to infiltrate the inner circle of Hugh Laurie's posh, psychopathic arms dealer. Rounding out the ensemble were Olivia Colman, Elizabeth Debicki, and Tobias Menzies—all before portraying royals on The Crown, and Colman before her Oscar-winning lead role in The Favourite—as well as Tom Hollander, one of the English-speaking world's foremost portrayers of the diminutive yet diabolical.

Because everything old is IP again, and even though the six-episode first season had a pretty definitive ending, Prime Video has teamed up with original co-producer the BBC on an extremely belated sequel. (It's another sign of the post-streaming-revolution times that AMC no longer seems like a platform that could support a project of this scale and star power.) While creator David Farr returns as screenwriter, Bier's cinematic flash and sparkle are toned down by Season 2 director Georgi Banks-Davies (I Hate Suzie, Kaos). With the exception of Hiddleston, the standout actors from Season 1 are either absent or relegated to smaller roles. Perhaps most telling is Amazon's awkward release schedule: the first three episodes come out on Jan. 11, with the final three dropping one at a time on subsequent Sundays. It makes some sense once you realize that it takes half the season for the show to heat up. That's too long, for sure. But when it finally starts cooking, this new espionage caper is just as delectable as its predecessor.

Unlike some TV hits that have been following the same characters since 2016, The Night Manager prudently acknowledges that its returning cast is now a full decade older. A short introductory sequence has Hiddleston's Jonathan Pine meeting his stalwart partner, Angela Burr (Colman), in Syria four years after the events of Season 1 to identify the body of the villain they brought down, Laurie's Richard Roper. (If you should, quite understandably, need your memory jogged regarding the details of Roper's downfall, read this.) With that loose end knotted, we jump to present-day London, where Pine has a cat, a neighbor who'd like to be his girlfriend, a new alias (Alex Goodwin, not that he keeps it for long), and a desk job running an afterhours MI6 surveillance unit called the Night Owls. Despite his flair for undercover field work, he professes to have no interest in doing more of it. In fact, he seems to have no real purpose or identity at all these days, a problem on which the show gratuitously lingers, giving the people around him be-careful-what-you-wish-for lines like: "Tell me who you really are."

Pine emerges from his funk when a routine Night Owls operation turns up a man he recognizes as one of Roper's old henchmen. Suddenly, with the help of his ragtag team (shout out Slow Horses), he's an international man of mystery again. The action eventually moves to Medellín, with Pine on the trail of a smooth young Colombian mogul, Teddy Dos Santos (Diego Calva), whose combination of philanthropic ties and unsavory connections sound a bit too familiar.

In place of Debicki's haunted Jed, who was Roper's girlfriend-slash-captive and Pine's love interest, Season 2's combination of femme fatale and Bond girl is Roxana Bolaños, a gorgeous businesswoman played by Camila Morrone. As with Jed, Pine has to trust Roxana despite his inability to be sure where her loyalty truly lies, and she needs his help, too. Many scenes in which the photogenic pair pretend to hook up while actually plotting and squabbling ("What if you're playing me?" "What if you're playing me?") ensue. Theoretically, this is part of the fun of a spy romp in the James Bond mold, but it happens before viewers have much context for Roxana as a character and has the effect of prolonging the season's slow first half.

If Roxana takes too long to step out of Jed's shadow, which she does to great effect thanks to Morrone's sharp performance, then Teddy is simply no substitute for Roper. That's no knock on Calva, who does as good a job with the role as anyone could have. But Teddy's not a championship yapper the way Roper was, spouting vile ruling-class claptrap that made him a frighteningly eloquent mouthpiece for old-school British imperialism of the most violent and nihilistic variety. And there's only one Laurie, who elevates hauteur to high art. His character and Hiddleston's were so well matched: two self-possessed chameleons, the former driven to enrich himself at any moral cost and the latter almost suicidally committed to stopping him. In its early episodes, Season 2 just doesn't seem to be about anything in the way that Season 1 was about bad Western actors profiteering off the Arab Spring and the UK's diminished role in world affairs. Nor does it get us invested enough in related plots involving Pine's new colleagues, ably portrayed by Indira Varma, Hayley Squires, and Paul Chahidi.

But everything clicks into place after a revelation at the end of Episode 3, which really could've been Episode 2, if not the premiere. (Back when people paid attention to broadcast networks, the events of the first three episodes might've comprised a two-hour Television Event.) It doesn't even matter that the twist is easy to see coming. Teddy gains depth, and his relationship with Pine complexity. Roxana becomes her own, thrillingly unpredictable person. Angela finally steps off the sidelines (though we still don't see as much of Colman as I would've liked). Pine is once again a dynamic hero, relying on skillful manipulation more than brute force. And Farr's shift in focus from illegal weapons dealing in the Middle East to more larger-scale interventions in Latin America feels gut-clenchingly timely. The season might be too relevant for some viewers to enjoy.

For those who can stand to be reminded of current events, the unbalanced season mostly compensates, in the final accounting, for the time it wastes up front. Watch the first half while you're folding laundry or cooking dinner or trading texts with a devastatingly attractive person who will prove to be either your savior or your ruin. After that, though? Put your phone away.

The birthday message arrived a day after Kate and William visited London's Charing Cross Hospital as their first joint engagement of the year.

Kate Middleton marked her 44th birthday with a reflective Instagram video on Friday. The nature-themed clip features the Princess of Wales walking through a winter landscape as she talks about stillness, gratitude, and renewal in a voiceover. Titled "Winter," the video serves as the fourth and final installment of her quarterly Mother Nature series, which she launched last year.

"Even in the coldest, darkest season, winter has a way of bringing us stillness, patience, and quiet consideration—where the stream slows just enough for us to see our own reflection, to discover the deepest parts of ourselves alongside the whispers and the pulse of every living thing," Kate said in the video. She continued, "I find myself reflecting on how deeply grateful I am. For the rivers within us flow with ease. Fears washed away. Cleanse and purify. Come to peace with our tears and discover what it means to be alive, to be at one with nature, a quiet teacher and a soft voice that guides in memory, helping us to heal."

Kate shared more about the series and its impact on her in the caption. "The Mother Nature series has been a deeply personal, creative reflection on how nature has helped me heal. But it is also a story about the power of nature and creativity in collective healing," she wrote. "There is so much we can learn from mother nature, as we look to build a happier, healthier world. C."

The birthday post arrives nearly a year after Kate announced she was in remission following cancer treatment. She first shared her diagnosis in March 2024 and stepped back from public duties while undergoing chemotherapy, which she completed later that year.

In January 2025, she confirmed her remission in a post on X, writing, "It is a relief to now be in remission and I remain focused on recovery. As anyone who has experienced a cancer diagnosis will know, it takes time to adjust to a new normal."

Since then, Kate has gradually resumed royal engagements, while continuing to reference nature as a source of comfort. The Mother Nature series debuted during Mental Health Awareness Week in May 2025, with subsequent films released in summer and autumn.

According to People, the "Winter" video was filmed during early morning walks in Berkshire, where Kate lives with Prince William and their three children, with footage captured by filmmaker Will Warr in London and the Cotswolds.

Kate's latest Instagram comes a day after she and William marked their first joint engagement of the year. On Thursday, the couple surprised staff and volunteers at Charing Cross Hospital in west London, where they are joint patrons of NHS Charities Together.

In a clip shared by ITV's Lizzie Robinson, Kate is seen introducing her husband to a patient, saying, "This is William," while the prince joked, "We've come to interrupt your gym session."

The royal pair also spent time meeting staff on their tea break, touring the hospital's rehabilitation unit, and participating in a roundtable with NHS charity leaders to discuss the impact of philanthropy on patient care and staff wellbeing.

Madilyn Moore just wanted to snuggle her baby daughter

The first-time mom was shocked when she realized that she had accidentally smeared her daughter's full diaper all over herself

Now, Moore tells PEOPLE about what happened after she made the shocking realization

Madilyn Moore was just trying to snuggle her baby daughter — but she accidentally made a horrible mistake.

The new mom recorded herself greeting her daughter in a video posted to her TikTok, which showed the little one teetering over to her. Moore picks up her little one and starts kissing her all over, rubbing her up and down her chest. Her daughter giggles as she's swung throughout the air, until Moore realizes that something isn't quite right.

She sets her daughter on the ground, looking down at her shirt — which is now smeared all over with her daughter's poop. "Oh! Oh no," says Moore in the clip. "Oh no. Oh no!"

Moore turns her daughter around and shows off her backside, which is also covered in poop. She begins gagging as the video ends. "Motherhood is not for the weak," she wrote across the video.

"Right before the video, we had just finished eating lunch and we were just playing around before taking her upstairs to obviously change and get her down for a nap," Moore tells PEOPLE in an interview. "She was wandering around the living room while I was cleaning her up and she was being really cute, so I thought I would take a fun video to send to her dad."

Moore says she realized something was wrong when she saw what was on the back of her daughter's pants.

"I realized something wasn't right after we were playing," she explains. "I looked at her back and saw literal poop all over her pants and back! I immediately looked at it and looked at myself and was like, 'Oh my God, how did I not smell this?'"

Since she's a first-time mom, something like this hasn't happened before. But Moore says she thinks of it as a "rite of passage."

"Right after the video cut-off, I was contemplating throwing the whole baby away," jokes the new mom. "Then I came to my senses and I immediately grabbed her and held her full-arms length away from me and ran her upstairs, threw her whole outfit away and immediately got us both in the shower."

She ended up sending the video to her husband and realized looking back on it that it was a funny video.

"I sent the video to my husband immediately being like, 'Why do bad things happen to good people?'" Moore jokes. "He laughed, sent it to all his friends and family, and they were like you need to post this on TikTok. So I did!"

Hawke is set to star as Wiress in the upcoming prequel

Maya Hawke is teasing Jennifer Lawrence's return to the Hunger Games franchise.

During an appearance on The Tonight Show Starring Jimmy Fallon on Thursday, Jan. 8, the Stranger Things star, 27, confirmed the news that Lawrence would be returning to Panem as Katniss Everdeen in the upcoming prequel film Sunrise on the Reaping.

Hawke, who is set to star as Wiress in the film, told Fallon that Lawrence's performance heavily influenced her career.

"Jennifer Lawrence's performance in the first four movies is a big part of the reason why I want to be an actor. She's amazing," she shared, recounting how she saw Lawrence's new film Die My Love in Germany, while shooting Sunrise on the Reaping.

"I'm just such a big fan of hers, and so to be anywhere near that franchise means the world to me," Hawke said.

"She actually came back, right?" Fallon asked, to which Hawke nodded and responded, "We're allowed to say that? People know?"

"They know now!" the host quipped.

Sunrise on the Reaping, adapted from author Suzanne Collins' 2025 novel of the same name, follows Haymitch Abernathy (We Were Liars star Joseph Zada) as he is forced into competing in the 50th Hunger Games, some 24 years before the events of the first movie that Lawrence and Josh Hutcherson starred in.

Last month, multiple outlets reported that Lawrence, 35, and Hutcherson, 33, are expected to reprise their Hunger Games roles as Katniss and Peeta, respectively, in the prequel.

While specifics behind Lawrence and Hutcherson's roles in the movie are still under wraps, those who have already read Sunrise on the Reaping know that Katniss and Peeta appear with Haymitch (whom Woody Harrelson played in the original four Hunger Games movies) in an epilogue chapter.

While Lawrence has yet to publicly comment about a return to the Hunger Games film series, Hutcherson addressed the possibility of making more Hunger Games movies with director Francis Lawrence during an interview with Variety in November.

At the time, Hutcherson that he only learned of the epilogue chapter when Sunrise on the Reaping was published earlier this year.

"I would love to be back on set with Francis, with Jen, with Liam, with Woody," he said at the time. "It would not take any convincing at all. I'd be there in a heartbeat."

When asked specifically if he would appear inSunrise on the Reaping, Hutcherson added, "That would be a dream come true. Do dreams come true? Sometimes. Sometimes not. Sometimes, yeah."

Elsewhere in her conversation with Fallon, Hawke opened up about working with Glenn Close — who stars as Drusilla Sickle, the escort for District 12's tributes in Sunrise on the Reaping.

"I had the most fun experience of my life," the actress recounted. "We were on the tarmac at a very ominous airport in Germany, and they were blowing wind at us with these giant wind machines."

"It was like 2 degrees. Maybe I'm exaggerating a little bit," she teased. "And she was so stone-cold. I was thinking about complaining — she didn't complain at all.

"So I was like, 'Well, if she's not complaining, I can't complain,'" Hawke joked. "She's a pro."

The Hunger Games: Sunrise on the Reaping opens in theaters Nov. 20, 2026.
